Chappell's Creek is 476.52 +/- acres located in southern Wilkinson county. Seldom does a property come to market that combines investment grade timber production while maintaining the natural ability to produce top of the line recreational opportunities. Chappell's Creek does both. Five ages of pine plantation are present on the property. These stands have been maintained to maximize revenue with an eye to the future. Pine ages vary from aproximately 1992 to 2017. The younger stands were restocked with containerized seedlings. The older stands vary from thinning age to stands that could be immediately clear cut to provide revenue. Merchantable hardwood lines the corridor of Chappell's Mill Creek. Species include several varieties of oak, gum, as well as some natural pine saw timber.The western boundary of the property is made up of Chappell's Mill Creek. This creek meanders in south/southeasterly direction to give the property approximately 1.5 miles of frontage on its banks. The creek bottom is a mixture of hardwood species towering over palmettos. Small beaver ponds along the creek will provide habitat for waterfowl as well as the occasional alligator. The creek also provides a natural travel corridor for larger game. Acorn production is high drawing deer and turkey to the property. 7 food plots are maitained on the upland section of the property. The approximately 6 miles of improved road make vehicle travel easy to virtually all points on the tract. Much like the pine timber, the deer herd has been managed to maximize potential. Policy of the current land owner has been to allow young bucks to mature before they are candidates for harvest. Camera surveys have been used to determine optimum doe harvest to balance ratios in the herd. Trapping has been used to remove predators and wild hogs. This practice keeps predation down while curbing competition for food sources. Food sources have been suplemented with protein feed.
